My Mission as your agent:
I find that most of my clients have never been in this situation and have questions about the
Preforeclosure, Foreclosure and Short Sale process. As a Illinois Licensed Realtor I represent you
and your best interest. I can help you achieve the best options for you and your family.
What you should know:
All Realtors and Attorneys are not proficient in completing Short Sales. This type of business is new
to the Real Estate Market. Please choose carefully who will represent you.
How we will work together:
We will work together throughout the Selling process. My job is to Professionally market your home.
Your job is to make your home available (when convenient) for Buyers to see your home. Once you
accept an offer, your home will not be shown anymore. It could take anywhere from 60 to 90 days
after you accept an offer before the closing takes place. Call or Email me for more Info.
Why this won't cost you anything:
Your Lender will pay all your fees that comes along with selling your home. That includes our Realtor
fee's, your attorney fee's and any closing cost.
Why the Bank will pay all your fee's:
If the bank doesn't accept a Short Sale, they will have to Foreclose on the property. This is a few
reasons why they don't want to do that.
1. Instead of accepting a Short Sale sooner rather than later they continue to lose money.
2. After they go through the entire Foreclosure process, they could very well contact me (a local
Realtor) to List the property again and Sell it. (This process just wasted an additional 8 months)
3. When a local Realtor markets and sells a Banks property, the Bank will pay all the fee's
associated to the Sale. Realtor fee's, attorneys fee's and all closing cost.
4. The Bank does not want your home in there Portfolio. Even though I only represent you, I will get
the Fair Market value of your home for your Lender. Your Lender will verify the fairness of the offers I
submit by sending an appraiser to your home at no cost to you. (I personally meet all the appraisers)
